Estate Agents in Gandia, In recent years Gandia property has become more and more popular with homebuyers and property investors, as a result there are estate agents and people claiming to be estate agents appearing all over the place. The question is what is an estate agent? At one time the law in Spain only recognised and allowed those who had undergone extensive training in the estate agent / real estate field to intermediate in the buying and selling of property, this training covered everything from surveying properties to administering blocks of flats to conveying properties, the title awarded to these people was API (agente de la propiedad inmobiliaria). This course was abandoned as it was considered that to introduce buyers to sellers, so much training was not necessary, let surveyors survey, administrators of blocks of flats administer blocks of flats and lawyers convey etc etc. It was also considered that a limited few held a monopoly on Spains real estate market.

Legally speaking anybody meeting the minimum requirements (self employed and paying a fiscal licence) can set themselves up and call themselves an estate agent, the question is, does this person have the capacity to meet up to the name?
Real Estate Gandia We consider a Spanish estate agent to be somebody that has years of experience within the Spanish property market, somebody that trades openly from licensed, legitimate premises, somebody that is registered as an estate agent in Spain’s merchants registry, somebody that is easy to find after you have bought your property, somebody that is helpful both before and after you have bought your property.
We do not consider to be Spanish estate agents those who have no experience within the Spanish property market, those who do not exist legally or meet the minimum legal requirements to trade in Spain, those who are here today and gone tomorrow.
Spanish Estate Agents How do you establish the capacity or legitimacy of the “Estate Agent” with whom you are or will be dealing, you are in the UK and from the web sites you see, all seem pretty much the same.
The first real give away is the contact information provided, if an “Estate Agents” address starts with “Apartado” this is not a good sign, this means PO box and subsequently that the person with whom you are doing business has no premises and does not want you to know where he / she is or can be found. The next thing to look out for is the telephone number if same begins with 6 for example 0034 6074385679 this means the you will be calling a mobile this “Estate Agent” probably also lacks premises or simply does not want you the client to know where he / she can be found.
Once you are in Spain and you are about to meet with the “Estate Agent”, there are a few simple things to look out for that should start alarm bells ringing:
Consider where you will be meeting the “Estate Agent”, if it is in a bar or petrol station in fact anywhere but the Estate Agents office, BEWARE.
Does the “Estate Agent” with whom you are doing business speak Spanish? if not how do they operate? And how will they look after your interests or help solve problems that you might encounter while buying a property?
Where is the Estate Agents vehicle registered? If it carries UK plates ask yourself why a person who legitimately lives and trades in Spain does not own and use a Spanish registered vehicle for their business activity. Also consider that said vehicle may not be insured for you to ride in the back on the viewing trip you are about to undertake.
