Fantastic and very private country house situated in an idyllic location with spectacular views where it would be nearly impossible to build a house today. The house sits in an elevated position in the center of the plot and looks out over its own olive groves and the valley to the mountains beyond. The plot is made up of wide flat terraces with traditional stone margins. From the edge of the plot there is a driveway up to the house which measures some 80m in length. There is a total of approx. 300m2 of construction with the house counting for nearly 200 of these. The property is in good structural condition, it is habitable, and one could move straight in (the current owners spend the summer there) however it could benefit from some modernization maybe even some interior redistribution.

Currently the property consists of 2 floors, all of the living area is on the ground floor and the upper floor is presently undeveloped, this upper floor is big enough for 4 or 5 additional bedrooms or maybe an independent living area. The lower floor currently consists of 3 bedrooms, 1 bathroom, a lounge dining room, and a kitchen. Outside and to the front of the property there is a covered terrace and additionally a large metallic pergola, also to the front and accessible from upstairs there is an open terrace / balcony. Outside and to the rear of the property there are 2 pools one measuring approx. 7m x 5m this is for the adults and the other 3m x 2m which is for the kids. Also, to the rear is a small outbuilding which is currently used as the machine room. Close the entrance to the property there is another larger outbuilding measuring approximately 50m2 which has traditionally been used for storing tools and machinery. The property has mains water and electricity is currently generated by small solar panels and a potent diesel generator. The property would benefit from a modern solar installation, especially if it is to be used as a permanent home. This home is away from it all but at the same time just a 5 min drive from the lovely little village of Benicolet and just a 25 min drive from the county town of Gandia and its blue flag beaches.

Benicolet is a small typically valencian village and as such has mor bars than you would expect (3 to be exact), a grocery store, chemist, tobacconist, butchers, bank, bakers and of course the Town Hall. There is even a small airfield, used for microlight and small aircraft, not noisy by any means but ideal if you want to take up flying as a hobby.

Gandia, with its endless sandy blue flag beaches, is just twenty minutes away. The beaches boast clean white clean sand are superb, additionally, because of their sheer extension they are never overcrowded. For those that are interested in boating, there are good marinas at Gandia, Oliva and of course Denia a little further afield.

Gandia is a mixture of the old and new, you will find everything you would expect in a modern town, from a modern hospital, to bars, night clubs and excellent shopping.
